Know all men by these presents, that I Robert Hookes of Isle of Wight
County in Virg'a, Planter, have bargained & sould & doe for a valuable
consideration for him[?] and before the sealing & delivery hereby[?]
bargain & sell & deliver over & confirm unto William Murfrey of the 
County aforesaid and to his heirs & dfts[?] for ever, a tract[?] or 
parsoll of Land situate on the SouthEast side of the Nosfound[?] Branch
Swamp containing by Estimation- fifty acres to the same, more or leSs,
and Commonly known by the name of Hogpen Nook[?] the sd Land being thus
bounded, beginning at an Oak marked Hickory a Corner tree between the
sd Hookes & William Wilkinson, thereby a Line of marekd trees between
the sd Hookes & Wilkinson, West by South to a small Branch thence downe
the Run of the said Branch to the Maria Hosbow[?] Branch Swamp and 
downe the Runn of the sd Swamp to the First Station To have and to hold
the sd parsoll of Land with all rights & privaledges of Hunting hawking
fishing & fowling with all woods & waters and all other proffitts
Comodities & Hereditamts  whatsoever for the sd Land belonging or in 
any way appataning[?] To him the said William Murfrey his heirs &
ASsigns for ever in as Full & ample manner to all intents & purposes
as I might or would have enjoyed the same by virtue of a pattent for 
two hundred acres to me granted the twentieth of Aprill 1682 of it this
rights[?] and I have hereby further defend[?] that the said parsoll of
Land is clear & free from all & all manner of bargain or sales,
foritures mortgages, Judgemts, & all other manner of encumbrances[?]
whatsoever, and that I have all this present, a good Forever[?]- In &of 
a table[?] Estate in for[?] in & unto all and singular the premiSes
and doe hereby oblidge my self to my heirs &C and admrs to warrant and
defend this my sale from and against all manner of persons whatsoever,
and to you the sd Murfrey his heirs & dfts whom thereto required 
such further[?] lawfull aSsurance of the premises as by his or their 
Coarser[?] Counsell shall be thought full[?]  In witneSs I have 
hereunto putt my hand & seal the 9th of Aprill 1683.
