Philadelphia County Deed Book H-6:27 (F-4:107
referred to in history of land: Joseph and Elizabeth to John)
15 Sept. 1723 John Richardson of the County of Philadelphia, (no
wife) sells Thomas Potts of the sd. County, victualer.
Whereas in and by a certain indenture bearing date 12th
day of June, 1722 made between Joseph Richardson of the Township of
Limerick in the sd. County Gent. and Elizabeth his wife of the one
part and the sd. John Richardson, Second son of them the sd. Joseph and
Elizabeth his wife of the other Part they for the consideration therein
mentioned did grant and confirm unto the sd. John Richardson 288 of land
situate in Bristol Twp. with the sd. metes and bounds therein mentioned
recorded in the deed book of Philadelphia Book F vol. 4 page 107. Now this indenture witnesseth that the said John Richardson Hath sold
bargained and confirmed unto Thomas Potts (in his actual possession and
seizin now being by force and virtue of a bargain and sale unto him made
by the sd. John Richardson for the Term of one year from the Day next
before the Date hereof by Indenture bearing date the day next before the
date of these presents made between the same parties as per the statutes
governing the transfer of lease into possession of land) and to his heirs
a certain tract of land of 48 acres of the aforesaid 288
acres,situate in Bristol Twp., adj. James Logan’s land and in
a line of German Township, and by John Richardson’s other
land. (This is later referred to as the "Said Germantown
line.")
Wit: Joseph Trotter & Charles Osborne
Joshua Trotter, Cuttler, of City of Phila. came 26 Sep 1750 and
affirmed the deed, which was recorded 12 Nov 1754.

acres to Samuel Richardson [the Godfather of the within later
named John Richardson] Dated 3 July 1686. Recorded Book E

Item: “Indenture Tripartite or marriage Settlement between the sd.
Samuel Richardson and his son Joseph Richardson & Elizabeth Bevan
& others whereby the sd. Samuel Richardson entitled the
younger child or Children of the sd. Joseph and Elizabeth of a
Certain 300 acres (whereof the within granted Premises are part)
and part of the sd. 500 acres in such proportion as the sd. Joseph &
Elizabeth shall think fit to Limit sd. Indenture dated 20th June

Item: Indenture of said Joseph Richardson & Elizabeth his wife for
288 acres (whereof the within granted premises are part) part of
the sd. 300 acres unto their younger or Second Son the within
named John Richardson as in Fee Dated the 12th day of June

of Land shows him as Joseph Richardson, Gentleman, of
Limerick Twp., Providence not yet a Twp.. This deed is not listed
below in consecutive page order but rather chronologically as to deed

7th Day of June A.D. 1754 Before me John Jones Esq. one of the
Justices of the Peace came the within named Henry Funck and Christina,
his wife and acknowledged the within written Indenture to their Act and
Deed and desired the same be recorded as such according to law. She said
Cristina being of full age Secretly and apart examined and the Contents
made first known unto her She voluntarily constnting thereto.

Funck Bottom Page 595-598 10th December1726 between John Richardson of Bristol Twp., Phila. Co.,
Yeoman & Mary his Wife of the one part and Christopher Funck of
Germantown in the sd. County, Yeoman of the other part...(repeat of
history of land from Joseph and Elizabeth Richardson above) This indenture
witnesseth that they the sd. John Richardson and Mary his wife to Christian
Funck a certain piece of land containing 25 acres (which he is now in
possession of virtue of a one year lease issued to him a year ago) situate at
Bristol Twp. beginning at a post in the Germantown Line at a corner of Dirk
Janson's Land, includes John Carts Land, John Richardson's other
land. To his heirs forever under the proportionable part of the yearly
Quit Rent hereafter accruing for the hereby granted premises to the Chief
Lord of the Fee thereof, with all Rights liberties and privileges,
Improvements hereditaments & appurtenances thereunto belonging or in any
wise appertaining (Excepting and hereby reserving unto the said John
Richardson & Mary his wife their Heirs and assigns a road or cart way of
a perch broad from the said John Richardson’s other land thorough the
said Land hereby granted and released along by that line next to the said
Carts Land to the said Germantown Line to be forever left open for egress and
regress.)

16 May 1752 Henry "Penipacker" came before Owen Evans
Esq. and affirmed the deed.

December 1726 of the within named Christopher Funck the sum of 40 pounds it

Deed John Richardson & Wife to Christopher Funck
Bottom p. 591-594 10 May 1727 John Richardson of Bristol Twp., yeoman, and his
wife Mary sell Christopher Funck, of Germantown, Innholder, 25 and 1/4
acres of land, which he is now in possession of virtue of a one year lease
issued to him a year ago. (History of the land is given except it must have
been resurveyed because it now says that Joseph and Elizabeth sold John
300 acres of the 500 acres given to them by Samuel Lane...Also
he promises to protect Christopher and his heirs from claims brought by the
heirs of Joseph and Elizabeth.) 25 and 1/4 acres situate in Bristol
Twp. Beginning at a corner post at a corner of the sd. Christopher Funk’s
Land before bought of the sd. John Richardson, by the Sd. John Richardson’s
other Land, in the line of James Logan’s land, by Derick Johnson’s
land thence by the other land of Christopher Funk’s land to place of
beginning.
Wit: Benj. Morgan, James Dillworth, Josiah Lincher
Memorandum that I the within named Christopher Funck do for my self my Heirs
executors & administrators covenant promise and gant that the within
named John Richardson his heirs and assigns shall for ever have a road one
perch broad the whole length of the first mentioned course of the within
mentioned Last as witness my hand the same day of the within date of the
within Deed or Indenture Wit.: Benj. Morgan, Josa. Lincher, Jr. Koplfink
Received the Tenth day of May Anno Domi 1727 of the with named Christopher
Funck the sum of Twenty Seven Pounds being in full for the consideration

On the 14th of March 1749/50
Before me Thomas Yorke Esq. One of the Justices of the Peace came James
Dilworth and on his solemn Affirmation according to Law declared that he was
present and saw the within named John Richardson sign seal and as his act and
Deed deliver the within written Indenture and that the name James Dilworth
thereto subscribed as an Evidence is of this affirmant’s own
Handwriting. Witness my Hand and Seal Thomas Yorke. Recorded the 4th of Nov. 1755. (History of Land,
