Reynolds/Tudor Deed, 1933 - Patrick Co. VA


REYNOLDS TO TUDOR DEED (1933) 
Recorded in Patrick County, Virginia Deed Book 62, pages 363-364.

THIS DEED, Made this 31st day of August in the year one thousand nine hundred 
and thirty three between J.L. Reynolds and Lucy Reynolds, his wife, parties 
of the first part, and W.B. Tudor partyof [sic] the second part,
W I T N E S S E T H :
That in consideration of the sum of One Dollar, cash in hand paid and in 
addition thereto certain lands conveyed to J.L. Reynolds by W.B. Tudor and 
wife on even date herewith the said J.L. Reynolds and wife, parties of the 
first part herein do grant unto the said W.B. Tudor, party of the second part 
with General Warranty, all of the following two tracts or parcels of land 
lying and being in Patrick County, Virginia, to-wit:
FIRST: a tract of 44 acres conveyed to J.L. Reynolds by R.E. Woolwine, 
Special Commissioner and S.C. Carter by a deed bearing date on the 14th day 
of April 1919, which is of record in the Clerk's Office of Patrick County, 
Virginia, in Deed Book # 45 at page # 231. Said tract is a part of a tract 
formerly described as containing 100 acres but actually containing by survey 
83 acres, the whole being described and bounded as follows:
Beginning at pointers, formerly a red oak in S.P. Wilson's and John Tatum's 
lines on a hillside sloping South about 200 yards N.W. of W.D. Stowe's 
spring; thence with John Tatum's line S. 87 1/2 E. to a new line between said 
Stowe and Robert Carter; thence that new line in a S.W. direction to a 
branch, and down the same to a fork, thence up the South prong of the branch 
with Lydia Bowles line to S.P. Wilson's line; thence with S.P. Wilson's line 
N. 2 1/4 W. at 27 poles changed to N. 3 1/4 West at 85 1/2 poles changed to 
N. 3 3/4 W., 179 poles to pointers; N. 53 E. 13 poles to the beginning.
The above is a description of the whole 83 acre tract and there is excepted 
therefrom a tract of 39 acres conveyed to S.C. Carter by W.D. Stowe's Special 
Commissioner by a deed that is of record in the Clerk's Office of Patrick 
County, Virginia, in Deed Book #45 at page # 258.
SECOND: A tract of 39 acres which is the same land that was conveyed to J.L. 
Reynolds by Josie S. Carter by a deed bearing date on the 16th day of March 
1932, and which is of record in the Clerk's Office of Patrick County, 
Virginia, in Deed Book # 61 at page # 89. Said tract of land is the same land 
that was conveyed to S.C. Carter by W.D. Stowe's Special Commissioner, by a 
deed that is of record in the Clerk's Office of Patrick County, Virginia in 
Deed Book # 45 at page # 258. For a more minute description of same reference 
is here made to said deed and the description therein contained is made a 
part hereof to the same extent as if it were expressly copied herein. Said 
land is the same 39 acre tract mentioned in connection with the first tract 
of 44 acres conveyed herein and is a part of the original 83 acre tract 
described hereinabove.
The said J.L. Reynolds and Lucy Reynolds, parties of the first part herein 
covenant that they have the right to convey the said land to the grantee; 
that they have done no act to encumber the said land; that the grantee shall 
have quiet possession of the said land, free from all encumbrances, and that 
they the said parties of the first part, will execute such further assurance 
of the said land as may be requisite.

I, J,S. Taylor [sic], Clerk Circuit Court for the County aforesaid, in the 
State of Virginia, do certify that J.L. Reynolds and Lucy Reynolds, his wife 
whose names are signed to the foregoing writing bearing date on the 31 day of 
August 1933, have acknowledged the same before me in my County aforesaid.
