          Mary Michaels, et al,
          To
          David T. Michaels
          Power of Attorney.
     Know all men by these presents, That we, Mary Michaels, widow, and Daniel 
Leyshon and Gwenllian  Leyshon, his wife, of Lawrence County, State of 
Pennsylvania, and John W. Michaels and Lydia J. Michaels, his wife, of Cambria 
County, State aforesaid, and William M. Michaels, widower, Ellis Michaels, and 
Carrie Blanche Michaels, his wife, of the Borough of Homestead, County of 
Allegheny and State aforesaid, have made, constituted and appointed, and by 
these presents do make, constitute and appoint, David T. Michaels our true and 
lawful attorney, for us and in our names, place, and stead, to plot into lots, 
in whole or part, and to execute and record the plan or plans thereof, of the 
hereinafter described real estate; to sell the said lots for cash or upon time, 
and to execute and deliver all deeds and papers necessary to assure the title to 
the purchases, reserving, however, out of such deeds or conveyances all minerals 
underlying the said tract or any part thereof; and to receive and receipt for 
all purchase money and to satisfy of record all mortgages that may be taken to 
secure the said purchase money, and to release the lien of the said mortgages of 
record from lots on partial payments, and to do all other things that may be 
necessary to place upon the market and to sell the following described real 
estate (reserving all minerals aforesaid) being all that certain tract of land, 
situate in the Township of Summerhill, Croyle and Richland, in the County of 
Cambria, State of Pennsylvania, bounded and described as follows:
     Beginning at a beech; thence by land of Daniel Neff, South 88 degrees East 
one hundred ninety five (195) perches to a post; thence by land of Jacob S. May, 
South 5  degrees East thirty-seven (37) perches to a stone;  thence South 25 
degrees East, sixty-two (62) perches to beech; thence South 88 degrees East, 
sixty-four (64) perches to a stone; thence South 2 degrees West, eighty-seven 
(87) perches to a spruce; thence North 88 degrees West, sixty (60) perches to a 
post; thence by land of the Coal & Iron Company, North 40 degrees West, one 
hundred and nineteen (119) perches to a post; thence South 86 degrees West, one 
hundred fifty (150) perches to a sugar tree; thence by land of Conrad 
Berschneider, North, one hundred six (106) perches to a beech, the place of 
beginning.  Containing one hundred sixty one (161) acres and allowances.  Being 
the same tract of land which Joseph Schrey, et ux, by deed dated November 14, 
1868 and recorded in the Recorder's Office of Cambria County, in Vol. 30, page 
366, granted and conveyed to Thomas W. Michaels, now deceased, leaving to 
survive him as heirs at law, Mary Michaels, widow, John W. Michaels, William M. 
Michaels, Ellis Michaels, Gwenllian Leyshon, nee Michaels, and David T. 
Michaels, as his sole heirs at law.
     Hereby giving and granting unto our said attorney our full and whole power 
and authority in and about the premises, and generally all and every act and 
acts, thing and things, device and devices, in the law whatsoever needful and 
necessary to be done in and about the premises, for us and in our names, to do, 
execute and perform as large and amply, to all intents and purposes, as we might 
or could do if personally present.
     In witness whereof we have hereunto set our hands and seals the tenth day 
of November, in the years of our Lord one thousand, nine hundred.

Sealed and Delivered in the present of John Wright, J.P., this Third day of 
December 1900

County of Lawrence, ss:
     Be it remembered that on the 19th day of November, in the year of our lord 
one thousand nine hundred, before me, a Notary Public in and for said County, 
personally appeared Mary Michaels, widow, Daniel Leyshon and Gwenllian Leyshon, 
his wife, and acknowledged the foregoing Power of Attorney to their act and 
deed, and desired that the same might be recorded as such, in any part of the 
United States, America or elsewhere.
     Said Gwenllian Leyshon being of full age, and by me examined separate and 
apart from her said husband, and the contents of said Power of Attorney being 
first made fully known to her, declared that she did voluntarily and of her own 
free will and accord, sign and seal and as her act and deed deliver the same, 
without any coercion or compulsion of her said husband.
     In witness whereof, I have hereunto set my hand and seal the day and year 
aforesaid.
